Use one StayTurn standard across every property.
Use the same StayTurn workflow across up to 10 or 50 properties. Each property's records stay on the host's computer. Cleaners and co-hosts send photos, receipts, and notes from their own devices through a one-stay Photo Drop link. They need no StayTurn account.
New in v2.5.4: read-only iCal import, reusable property checklist templates, contributor progress, and arrival-ready status, all kept in the same local-first workflow.
Team $100 once. Property Manager $299 once. No StayTurn subscription.

Where team records usually break
On a multi-property operation, the record of a stay is spread across a cleaner's camera roll, a co-host's message thread, and a receipt folder nobody reconciles. When a question about a stay surfaces weeks later, the answer is a reconstruction from three phones.
StayTurn gives every stay one dated record with the photos, receipts, notes, and handoff in one place, kept in your files, on your devices. Cleaner contributions come in through Photo Drop, handoff receipts close the turn, and the stay record exports when you need to send your side of the story.
How one team record moves
- The host opens a stay and issues a stay-specific Photo Drop link to the cleaner.
- The cleaner opens the link on a phone and uploads turnover photos.
- The host reviews pending uploads and accepts them into the stay record.
- The host adds receipts, condition notes, and the cleaner-handoff checklist to close the stay. The host organizes a receipt, invoice, or quote for every dollar requested.
- The host downloads the dated record folder and files it with the team records.
Cleaners do not need a StayTurn account, an app install, or a license. They open the stay-specific link in a phone browser and add turnover photos, videos, or PDF receipts while the host has StayTurn open.
There is no automatic multi-device sync. The host computer holds the record; contributions arrive through Photo Drop and the host accepts them there.
Cleaner phones contribute. The host keeps control of the record. See the sample packet (PDF)
What every license includes
- The downloadable StayTurn kit ZIP. Unzip it and open OPEN-STAYTURN.html; it opens straight into the property-and-dates screen.
- The installable local app. No account, no subscription.
- The turn, the people, the numbers, the decisions, and the record, in one local app.
- Readiness in one view, calculated entirely on the host computer: record completeness, photo and receipt coverage, open exceptions, and the next action for each property recorded there.
- Owner numbers: enter what the work actually costs you and the app calculates per turn, over 30 days, and across the year, in your entered numbers only.
- Auditable public reference data with source, geography, period, and retrieval date on every value.
Runs in your browser on your computer. Primary path: Chrome or Edge on desktop. Phone install is optional (Add to Home Screen). Full test status is listed in the compatibility register on each product page; we show gaps instead of hiding them.

Straight answers on scope and privacy
Your records, your call: You export the file. You decide what to send. No photo or imported file is ever altered.
Privacy: The photos and files you add are processed in your browser and are not uploaded to StayTurn during the tested capture, packet assembly, and export workflow. The host's computer keeps the records, and each record exports on your terms.
PMS fit: StayTurn works alongside your PMS as a separate documentation workflow. It does not connect to, sync with, or replace your PMS.
It records what happened. It does not make platform decisions, settle disputes, or replace insurance or legal advice.
